All apartments are air-conditioned and are furnished with custom-made furniture and furnishings. Floors are lacquered teak-wood tiles in all rooms, except for kitchen, bathrooms, storage closet and outside utility area which have ceramic floor tiles.

Curtains provided throughout, as well as mosquito screens on all outer doors & windows

Bedroom # 3 or Study (3-Bed Apt Only)

The third bedroom can alternatively be arranged as a study or computer room. It has one double-window and bathroom ensuite which doubles as a guest bathroom as it has 2 doors, for access from the bedroom and from the living room area.

  1. Depending upon preference for a bedroom vs study configuration, relevant furniture is provided. Built-in wardrobe is a fixture. Air-con unit also included.
  2. The bathroom has WC, washbasin unit + mirror, shower stall + water heater.

Kitchen

The kitchen is western style in layout and furnishing. It is separated from the living/dining area by a floor to ceiling plate-glass panel & sliding glass door. There is one window over the sink and door leading out to the utility area and apt rear entrance.

Utility Area / Maid Accommodation

The rear entrance to the apartment incorporates a utility area consisting of 2 rooms and an open balcony area suitable for washing, drying and ironing clothes.

  • Washing Machine can be provided (extra charge).

This area was designed as maid’s living quarters, but few people in apartments employ a live-in maid these days. We use it as an extra storage and work area. One of our neighbours used part of his utility area as his wine & dry food storage ‘cellar’. The area is tiled for easy cleaning.

Our Tenants

Most of our tenants have been fairly long term residents – either expatriate couples working in Chiang Mai or Lamphun or retirees enjoying a relatively economical and peaceful, sun-blessed lifestyle. They’ve stayed with us for an average of 5 years.

Sansai Fields Apartments is our home too, so you can be sure we look after it. We value its tranquility so close to the developing cityscape of Chiang Mai and we prefer neighbours who enjoy the same peaceful lifestyle. So, while we love children and animals, we do not rent to families with children or pets.

The Rent

Our monthly rental price depends upon the duration of rental contract, because we refurbish apartments for each new tenant. Our minimum rental contract is for 6 months and standard rental is a renewable one year contract. For a one year contract, net prices start at 22,000 Thai Baht for 2-Bedroom  and 25,000 Thai Baht for a 3-Bedroom apartment ( approx US$667 to $758) per month.
